Foreclosures Even Hit Some Upstate Habitat Homes

The current rash of mortgage foreclosures on Upstate homes is affecting even those built by volunteers with donated materials for Habitat For Humanity.

Habitat homes are sold to people who are selected by the organization and come with interest-free 25-year mortgages with monthly payments of $250 to $300.

The idea is that the houses can make homeowners of people who otherwise would not be able to afford to buy a home.

Lorinda Tarrant, one of those Habitat homeowners, says she's not going anywhere. Her mortgage payment is less than her rent used to be and she's building equity – not just paying for someone else's investment.

"It makes me feel wonderful because I didn't think I would be able to buy a home and Habitat provided that to me," Tarrant said told WYFF News 4's Gordon Dill.

But some of her neighbors have not been as successful with their home-ownership.

Habitat says it will try to work with people who have financial trouble – even sometimes temporarily lowering the already low mortgage payment.

"We don't want their home," Habitat for Humanity spokesman Todd Carpenter said. "It's an enormous investment. It's a source of pride for them and we work as diligently as we can to help them through that situation."

But at times, Habitat officials say that the problems are too deep and some owners simply walk away.

"When you have to make a choice to feed your family or make your car payment or your rent or your mortgage, most people will chose to take care of their family," Carpenter said. "They've run into job situations where they've been laid off. They have health issues and they can't work and that really presents a financial burden to them."

When Habitat homes do go into foreclosure, they go into the same court proceedings and auctions as other foreclosed homes.

Because of that, some of the homes that started out as Habitat homes have been sold at auction and foreclosed more than once.
